About Emaar, the developer of Palace Residences
Palace Residences by Emaar offers homes in Dubai Creek Harbour, Dubai. Assess the home, its developer and the surrounding district: public spaces, services and the journeys you will use.
Read about Emaar and choosing a home
Emaar Properties develops large residential communities across Dubai, including Downtown Dubai, Dubai Marina, Dubai Hills Estate and Dubai Creek Harbour. Downtown Dubai is its flagship district, with Burj Khalifa and Dubai Mall at its centre. This experience with whole districts helps explain the company's approach; assess infrastructure and services around the selected building separately.
Atlas currently covers 20 Emaar projects, including 9 in Dubai Creek Harbour. This is our catalogue coverage, not the total number the developer has built. Use these profiles to compare home formats, surroundings and documented purchase terms.
When buying property in Palace Residences by Emaar, request the selected unit's price, floor plan, delivery specification and payment schedule. If you are considering a developer payment plan, establish whether it applies to this offer; a mortgage needs a separate bank assessment. The developer's reputation does not establish rental income, resale profit or the chosen building's management contract.

What to check before reserving a property
For Palace Residences by Emaar, compare the same area measurement, view and delivery specification. Confirm who is selling the unit, current construction or handover status, reservation and refund terms, required documents and the contract payment schedule. Ask separately whether mortgage financing or a Emaar payment plan applies to this unit.

A project name or an advertised starting price does not establish Golden Visa eligibility. Check the selected unit's ownership value, title documents and payment evidence against the current official requirements before reserving. A property purchase and a visa application are separate decisions.

Creek Marina and the promenade
Emaar lists Creek Marina among the leisure destinations in Dubai Creek Harbour. Use the marina as a starting point when exploring the waterfront.
Start at the proposed entrance to your home. Check crossings, shade, places to stop with a pushchair and the return route. A panoramic view from an apartment and convenient access to the water are different qualities.
Creek Beach and Island Park
Emaar also presents Creek Beach and Island Park as district destinations. They do not establish a private beach or park for every residential tower.
For a beach visit, confirm current entry rules and available services. For a park walk, choose a convenient entrance and check the route at the time of day you expect to visit.
Using this when choosing an apartment
For Creek Palace, Creek Waters, Palace Residences and Address Residences, compare the same routine: leaving home, taking a walk and returning. Record actual obstacles and accessibility rather than straight-line distance alone.
Choose schools and nurseries separately by the child’s age and curriculum. Use the institution directory to make a shortlist, then verify the branch address and the journey from your chosen home.
Build your shortlist
Compare the residential and hotel service schedules, pool access rules and separately charged services. If the offer is for a completed home, request its actual service-charge statement and arrange a unit-specific inspection.
Suits buyers who value hotel-linked services and a waterfront setting on Creek Island.
Do not apply specifications or timelines from Palace Residences North or another Palace collection to this building.

Palace Residences by Emaar: how much of the everyday would you like taken care of?
Sometimes the main wish for a new home is peace of mind. You want somewhere familiar to return to, time with your family and fewer little chores to organise. The original Palace Residences by Emaar sits on Creek Island beside the Palace hotel. Start with two questions: how does the actual apartment work, and what can make its owner's day easier?

What does good service mean to you?
If you want to buy Emaar property in Dubai, make a personal list before looking at services. Which jobs would you like help with? Which do you enjoy doing yourself? The residences' relationship with the neighbouring hotel makes that a useful starting point.
Ask for the service list, access rules and prices for the selected building. You can then decide which services belong in your routine and which you would use occasionally.
Before you buy an apartment in Dubai, picture an ordinary evening inside it. Where will you put work things, prepare dinner and talk to the family? The actual unit, floor and plan bring that picture into focus. The original Palace Residences, Creek Palace and other Palace-named buildings are separate proposals with their own spaces and terms.
What would you do more often after moving?
Where to go in Dubai in the evening changes once a neighbourhood becomes your own. Explore Creek Marina, Island Park and Creek Beach in Dubai Creek Harbour, then find a route you would enjoy without having to make an occasion of it.
Notice places for breakfast shopping, everyday errands and coffee with friends. Begin at your building's entrance so the neighbourhood becomes familiar through small repeatable journeys.
Time you free up can go to something you enjoy. Yoga in Dubai or Pilates in Dubai might fit your week when classes and journeys suit your schedule. Interest clubs in Dubai and expat communities in Dubai offer ways to meet people who enjoy similar things. Choose an activity that makes you look forward to going out; familiar faces can help the new city become your own. Family health insurance in Dubai deserves the same preparation: understand available providers under your plan. If you need a paediatrician in Dubai, learn how appointments work and how you would get there. These details help a family settle in with confidence.
A calm evening makes room for a better morning
Moving to Dubai with family works best when the home supports several routines. Someone leaves early, someone works from home, someone wants a quiet breakfast. A floor plan helps you see how those activities can share the apartment.
Living in Dubai with children adds books, toys, pushchairs and a place for learning. Give everyday belongings somewhere convenient to live. Good storage can make a tidy room much easier to maintain.
Schools in Dubai are part of the same household schedule. British curriculum schools in Dubai can help a child continue a familiar path; IB schools in Dubai deserve consideration in light of longer-term educational plans.
Test the journey from the chosen home at the times you would actually travel. The right school fits family life when there is still time to enjoy the rest of the day.
Keep the habits you enjoy through summer
Living in Dubai in summer is easier to picture when you begin with the windows and your own schedule. A sun-facing apartment in Dubai influences where a reading chair or working desk might feel comfortable.
Using a balcony in Dubai in summer may become an early-morning habit. Check the selected apartment's actual balcony, usable area and privacy. A quiet coffee there can be a different pleasure from a long afternoon in the living room.
Living in Dubai with a dog needs its own routine. Walking a dog in Dubai in summer calls for suitable timing, an understood route and confirmed building rules. Imagine opening the curtains, finishing work and going outside, rather than judging the home only as a photograph.
What comes with you, and what would you choose again?
Furniture for a new apartment in Dubai should support the life you recognise. A favourite chair might move with you; a dining table could be chosen for the new room.
Apartment furnishing costs in Dubai depend on the unit's specification and your preferences. Establish what is included, measure storage and separate essentials from pieces you can find later.
Setting up internet in a new apartment in Dubai belongs before working from home. Think about video calls and equipment so a family table can stay a place for meals. Your own belongings and routines gradually turn the apartment into a home.
Put a number to the comfort you choose
The cost of living in Dubai is easiest to start with a family month: food, transport, activities and time out. Apartment running costs in Dubai add the needs of the home itself.
Account for the service charge in Dubai separately from optional hotel-related services. Utility bills in Dubai relate to consumption in the apartment. Request the actual charge categories so you know which services you are buying and how frequently you would use them.
Bring property purchase costs in Dubai and furnishing into one overall budget. The apartment purchase contract in Dubai should match the selected offer, and an apartment handover inspection in Dubai provides a chance to walk through the rooms, finishes and equipment.
Comfort feels more tangible when it fits your budget and leaves room for other plans.
Would this apartment suit the next resident?
If you want to buy an apartment in Dubai to rent out, imagine who would choose Palace Residences. Layout, the district and available services may matter to that person. Confirm service access for the tenant as well as the owner.
A furnished apartment rental in Dubai needs an easy, useful interior. Storage and a working area help a future resident picture living there without rearranging everything.
Calculate apartment rental yield in Dubai from the actual terms after the owner's expenses. Rental property management in Dubai needs a clear task list and price: who handles enquiries, upkeep and a change of tenant?
Property resale liquidity in Dubai concerns the particular apartment. Compare it with Creek Palace and Address Residences on area, outlook, readiness, services and annual charges. That gives your present choice understandable options for the future.
Where could you most easily relax?
Return to the list of chores you wanted help with, and the things you enjoy doing yourself. Match it to the building's services and the selected apartment plan.
If you can picture an easy arrival home, a calm morning and a familiar family evening, choose a few apartments and look at which one best supports that routine.

For Palace Residences, separate hotel-service costs from mandatory service charges. A comparison with Creek Palace needs the same service and cost categories, rather than the shared Palace name.
Build the full budget: home price, registration and transaction costs, financing, setup and an upkeep reserve. Request the approved service charge, its area basis and separate charges. Compare same-date offers using the same cost categories.
To buy property in Dubai with instalments, obtain the seller's written amounts, dates, handover conditions and late-payment terms. For a mortgage, check unit valuation, deposit, rate, fees and bank conditions. The calculator uses your inputs and does not establish loan approval.

Cost of buying property in Dubai: fees beyond the asking price
Two homes have the same asking price, but how much cash will each need before handover and during the first year? Compare dated payments, transaction costs and the running costs of each specific home.
Leave with two line-by-line estimates covering cash due at the transaction, later payments, the first year and amounts still to verify.
The unit price and transfer registration
DLD’s sale-registration page lists 2% of value for the seller and 2% for the buyer, plus additional charges. Check the agreement and final estimate to establish who bears the costs in your transaction.
Request a line-by-line calculation for the unit and transaction type. List registration charges, service-centre costs, documents and other applicable items separately. A single percentage is not a complete budget. Request every quotation in AED, with the fee basis and payment date. If savings are held in euros or sterling, keep currency conversion as a separate budget line and allow for the time needed to move funds. Confirm the beneficiary through a trusted contact before sending a payment.
An arithmetic example only: for a completed apartment priced at AED 2 million, a 2% buyer-side registration charge, if applicable to your transaction, is AED 40,000. That is not the total transaction cost. Ask for an itemised estimate for your contract: who pays each side of the fee under your agreement, which service-centre charges apply and when they fall due. Check the applicable registration procedure separately for an off-plan purchase.
One-off costs before moving in
Add agreed intermediary fees, document review and a technical inspection where needed. Then consider insurance, deposits, connections, furniture and moving. Identify the source for each amount: contract, supplier tariff or your provisional reserve.
For a mortgage, keep bank costs in a separate section. For instalments, schedule payments by date. A refundable deposit, a final service cost and a future mandatory payment affect cash differently, so label them when combining the figures.
- Separate confirmed amounts, estimates and unknown costs.
- Record recipient, purpose, date and refundability for every payment.
- Check the included service scope and applicable taxes.
The first year of ownership
Request current service charges for the actual building and confirm the area used in the calculation. Add utilities, insurance, unit maintenance and transport. For an off-plan building, distinguish estimates from figures supported by actual operation.
If you plan to let the unit, include a vacancy period, management costs and preparation expenses. An advertised gross yield is not the cash remaining after all payments. Assess the decision against your obligations and liquidity needs.
How to compare two properties consistently
Use the same horizon, such as the purchase and first year of ownership. Apply the same cost categories to both units and show the cash required at the transaction date separately. A difference in asking price may disappear after service charges and furnishing.
Connect the estimate with the district map: a different commute can change transport costs, while another school changes the family budget. If the purchase is linked to Golden Visa plans, add the separate application estimate from that guide.
Take a ready apartment and an off-plan one with the same advertised price. For the ready home, list cash due before key handover and documented building charges. For the off-plan home, list instalments, temporary housing until completion and service charges that remain unknown. This shows when pressure on your cash arises without pretending to know a precise final total.
Can I estimate everything as the unit price plus one percentage?
That shortcut does not show the cost breakdown, payment timing or differences between units. A decision needs a line-by-line estimate for the actual transaction.
How should I handle an unknown amount?
Mark it as unconfirmed, identify who will verify it and set a response date. You can allocate your own reserve for planning, clearly separate from a supplier tariff.
How should I budget EUR or GBP transfers for a Dubai purchase?
Record each payment in AED with its due date, transfer fee and the conversion quote. For future instalments, use several clearly labelled exchange-rate assumptions and keep a cash reserve you have chosen for your circumstances.

Check registered value, ownership share and available documents against current official requirements. For a mortgage or unfinished property, establish separately which bank and payment evidence is accepted for your circumstances.
Before reserving in Palace Residences, clarify purchase registration and the visa-document review. An advertised developer starting price does not establish your ownership-share value or application eligibility. Family conditions and moving dates need separate checks.
A residency plan does not replace assessing the home itself: layout, annual costs and practical daily journeys matter regardless of the visa. The detailed guides below cover property, mortgage evidence and the family scenario.

Dubai Golden Visa property requirements: what to buy
Offered a home “with a Golden Visa”? Start with the unit number and evidence of its price and ownership. Then ask whether the home still works for living or letting, even if the residence application succeeds.
Leave with identified units, missing documents and the questions to resolve before paying a deposit.
What the AED 2 million threshold means
DLD describes a renewable ten-year investor residence for property with a combined purchase value of at least AED 2 million. Its terms allow one or more properties in the applicant’s name.
Imagine two listings in the same development: one unit is offered at AED 1.95 million, the other at AED 2.1 million. A listing alone cannot establish eligibility. Ask the seller for the exact unit number, the price in the transaction documents and the identity of the intended owner. Then ask the application centre which ownership document this particular purchase requires and when you will have it. If the answer is “we will sort that out after you pay the deposit”, clarify the refund terms first and do not treat the visa as a done deal.
Evaluate the unit before relying on a visa claim
Compare three to five identified units rather than five attractive renders. Record the building and unit, documented area, transaction price, completion status, intended owners and payment method. Highlight what has not been confirmed in writing. Resolve those gaps before reserving a unit.
Even if the transaction supports an application, you will still live in or let the unit afterwards. Check the layout, building management and the trip to work or school. Residence status will not make an inconvenient, costly home a good purchase.
- Request documents identifying the unit and the seller’s authority.
- Record who will assess the residence scenario and which documents they require.
- Agree the deposit, verification and withdrawal terms before paying.
Financing and completion change the checks
With a mortgage, ask the bank what letter it can issue and what paid amount it can confirm; DLD sets out a specific mortgage evidence requirement. For an off-plan unit, establish which document will prove the registered purchase and when it will be available. Do not carry an answer about an unfinanced completed home over to a mortgaged or off-plan purchase.
How to use districts and the map
Once the evidence for several units is clear, open their areas on the map. Mark work, school and the places you will visit each week. Test journeys from the actual building entrance, not a district centre. This keeps the visa objective connected to everyday life.
If a unit sits close to the price threshold, calculate registration, finance, ongoing charges and reserves separately from its purchase value. Do not add fees to the property price to reach the threshold. We can compare specific units, while residence eligibility still needs its own document review.
Does any unit above the threshold automatically qualify?
No. The purchase documents, owner and applicable procedure need to be assessed. The authorised authority decides whether to issue residence; a project listing cannot replace that decision.
Why does the map not label projects as visa-guaranteed?
The catalogue describes developments, not assessed applications by individual buyers. The map connects property with its district and helps build a shortlist for further checks.
Can multiple properties count towards a Dubai Golden Visa?
DLD’s terms refer to one or more properties in the applicant’s name. Ask for a case-specific review of joint ownership or fractional interests before relying on them.
Are buying fees included in the Golden Visa property threshold?
Keep the evidenced property value separate from transaction and visa-service costs. Do not add your buying expenses to the property value when preparing an eligibility check.
Dubai Golden Visa with a mortgage: bank and property checks
Dubai Golden Visa with a mortgage: bank and property checks
The bank is willing to discuss a mortgage and the seller promises a Golden Visa? Those are separate decisions. Before reserving a home, find out what evidence the bank can issue and whether the receiving authority accepts it for your case.
Aim for two written answers: one on the loan terms and one on application evidence, with any differences between them clearly marked.
Mortgage approval does not complete the residence assessment
The bank assesses lending; the receiving authority assesses the applicant’s residence route. Ask each party to confirm its own part. A sales representative’s verbal assurance does not establish which documents the lender will actually issue.
Start with the main property-selection guide, then add financing details to the unit record: borrower, owner, currency and payment schedule. Where there are several borrowers or owners, raise questions for each individual. When your income is in euros, pounds or another currency, ask the lender how that income is assessed and what documentation is needed. Compare the mortgage quotation in AED alongside conversion and transfer costs; an indicative monthly payment is not a complete purchase budget.
What to ask about the bank letter
DLD refers to a bank letter for mortgaged property. Confirm the wording and how the conditions apply to your payment structure before committing.
Ask the bank to identify the document, preparation time, issuance cost and information it can include. Clarify the date to which paid amounts and outstanding obligations will relate. Check the proposed document with the receiving authority for your case.
Do not infer eligibility from someone else’s social-media example. Timing, property, documents and loan structure may differ. If the bank and authority give conflicting answers, identify the exact inconsistency and resolve it before paying.
If the bank may approve the loan but cannot issue the required letter until a later transaction stage, ask the receiving authority whether an application is possible at that point. Without a clear answer, revisit the application timing and deposit terms instead of planning a move around an assumed date.
- Name, contents and date of the bank confirmation.
- Ability to identify the relevant applicant and property.
- Conditions for issuing the letter after the loan starts or changes.
Check cash needs at every stage
Bring your contribution, transaction payments, bank charges and application costs into one calendar. Record the funding source and trigger for each payment. An affordable monthly instalment does not mean the initial cash requirement is fully covered.
Compare full loan terms, including the rate period, reset rules, insurance and early repayment. Ask the lender to illustrate a less favourable repayment scenario rather than substituting an assumed rental return for that calculation.
When to proceed to a reservation
Preparation is complete when the unit documents, loan offer, application evidence and deposit refund terms are clear. List unresolved issues and assign someone to each. If an answer affects residence eligibility, do not defer it until after the purchase.
Is mortgage pre-approval enough?
It concerns financing. Separately establish which documents from the completed transaction are required for residence and when they will be available.
Does Atlas filter for guaranteed mortgage-based visa eligibility?
No. Conditions depend on the buyer, loan and unit documents. Use the district map to shortlist developments, then assess the selected units.
Does mortgage approval also confirm Golden Visa eligibility?
A lender’s financing decision does not approve a residence application. Confirm the ownership evidence, bank letter and relevant amounts with the receiving authority separately.
Dubai Golden Visa for families: documents, schools and housing
Dubai Golden Visa for families: documents, schools and housing
A school year is approaching but your family’s document and moving dates are still uncertain? Confirm each person’s application route and school options first, then choose a home around the daily journey rather than a listing promise.
Build a family calendar covering school, documents and housing, with a fallback if one timeline slips.
Give each person a separate plan
Create a family table: person, current documents, planned move date and school or work constraints. Ask which procedure applies to each relative. Do not transfer the principal investor’s conditions to the whole family or treat a shared budget as evidence of an individual’s eligibility.
Raise particular issues early: different nationalities, name spellings, existing residence and different arrival dates. A receiving authority can respond more precisely to a complete description. Use the official service channel rather than relying solely on an intermediary’s generic checklist. For children moving from a European school system, compare the curriculum and year placement with the current school record. Speak to admissions about subject continuity and language support before committing to a home. Test the proposed school journey at the times your family would actually travel.
Organise the family’s documents
Separate personal records, evidence of family relationships and investor records. For each, note what is available, what needs updating and the format accepted by the authority. Order translations or attestations after confirming the requirements for that document.
Choose one person to maintain the shared calendar while managing document access carefully. Do not distribute the entire family archive to everyone involved in the transaction. Share only what is needed for the specific action through a confirmed channel.
- Check consistency of names and dates across related records.
- Clarify whose attendance is required and at which stage.
- Obtain a separate estimate for each relative.
Start with a school place and daily journeys
For a family with children, start the housing search with curriculum, age and a confirmed school place. Shortlist two or three education options and check admissions dates and fees. Then examine districts and buildings around those addresses.
Atlas connects education options with property, but the map does not measure rush-hour travel time. Check the journey from the entrance, school-bus boarding and the return trip. The school’s district and the best home district for the whole family may differ.
A home may look close to a school on a map, yet the place is unconfirmed and another family member faces a difficult commute. Compare two possible school locations and the household’s normal day before keeping that home on the shortlist.
Bring applications and relocation into one calendar
Mark three groups of dates: documents and visits, school milestones, and housing and payments. Then identify dependencies: what can be done remotely, when someone must be in the city and how much time to allow for choosing a permanent home.
If dates remain uncertain, assess temporary accommodation and a reserve for an extra month. Do not buy solely because a unit is close to one point on a map: check the family’s entire ordinary day and full annual budget.
Should we choose the unit or the school first?
If the school run is essential, start with an available curriculum and a place in the right year group. Then compare districts and homes against work journeys and budget.
Can the whole family move at the same time?
Confirm the document sequence and required visits for each person. A shared arrival plan should follow those answers rather than one turnaround quoted in an advertisement.
Should I choose a school before buying a family home in Dubai?
Shortlist schools and check admissions availability before committing to a home. Then test the daily journey and align the housing, school and residency timelines. A nearby campus does not establish that a place is available.

Creek PalaceAddress Residences Dubai Creek HarbourPalace Residences: questions before buying
What should I check before buying in Palace Residences?
Palace Residences is Emaar's original branded development on Creek Island beside the Palace hotel. Check the exact project and building name: Palace Residences, Creek Palace and other developments carrying the Palace name are separate offers.
How do I buy property in Dubai from a developer in Palace Residences?
Confirm whether Emaar or the current owner sells the selected unit. For a new-build purchase in Dubai, check the home's actual status, contract, registration and handover date. The Palace Residences name alone does not establish a direct developer sale.
Can I buy in Palace Residences with instalments?
Only under a confirmed offer for an actual unit. Request written amounts, dates and handover conditions. This guide does not confirm instalments, a current unit price or mortgage approval.
Does buying in Palace Residences automatically grant a Golden Visa?
No. Check ownership, value and share, documents and current applicant requirements. A mortgage requires separate bank evidence; the project brand does not replace that review.
Can I move immediately after buying in Palace Residences?
The purchase date is not a move-in date. Confirm the selected home's handover, keys, connections, building rules and family journeys. Allow for temporary accommodation until readiness is confirmed; the moving plan continues below.
How do I assess Palace Residences as an investment?
The Palace brand does not establish higher rents or guaranteed occupancy. Find comparable apartments in the same building and check which services a tenant receives. Confirm the permitted letting format, manager's responsibilities and housekeeping cost, then calculate the owner's income after those expenses.

Start with the contractual inventory and the actual floor plan. Finishes, a fitted kitchen, appliances and complete furnishing are separate budget items.
What the purchase actually includes
Compare the offer with the contractual specification: flooring, kitchen, wardrobes, sanitary fittings, lighting and appliances. For a completed home, request an inventory and inspect its condition. For a new development, a showroom rendering is not a specification.
Record appliance models, dimensions, warranties and installation. Treat an unconfirmed model as unknown rather than budgeting from a picture. Tenants should clarify ownership and responsibility for replacement.
Layout for different ways of living
Place beds, sofas, desks and storage on the plan, allowing for doors and circulation. Families need safe children's spaces, couples may need separate working and resting areas, and people living alone benefit from functional choices without unnecessary furniture.
Check daylight, socket locations and appliance niches. For a desk, consider calls and noise. Assess outdoor furniture and building rules separately for a terrace; indoor choices do not automatically suit outdoor conditions.
Build a budget from actual quotations
Create three lists: move-in essentials, everyday comfort and later purchases. Record quantity, a supplier quotation, delivery, assembly and readiness for each item. Keep a separate reserve: a package price may omit installation and removal of packaging.
Compare a furnishing package and individual purchases using the same inventory. For a rental investment, allow for wear, replacement and vacancy during work. Setup costs use capital and belong in the investment calculation.
Delivery, installation and acceptance
Before paying, verify doors, lifts, corridors, loading access and installer approval. The building may have delivery rules and time slots; confirm them with its manager for the intended date.
At acceptance, check inventory, condition and appliance operation. Keep invoices, warranties and defect photographs. Agree outstanding work, deadlines and responsibility in writing, particularly when arranging setup remotely.

Detailed guide to furnishing and appliancesBuilding management, service charges and resident services
The developer, building manager, hotel operator and rental manager may have different responsibilities. Check who actually handles your home.

Ask for the building manager's legal name, resident portal and emergency and maintenance contacts. If there is only district-level evidence below, it does not confirm the operator of this building. Clarify who repairs common equipment and who handles defects inside the apartment.
Request the approved service-charge budget and a sample invoice, then compare the same period and unit area. Establish what is included and what is separate: cooling, utilities, hotel services, housekeeping and rental management. An advertised hotel brand does not establish free services or rental income.
Before moving, ask about delivery slots, loading access, lift reservations, contractor approval and any required deposit. Tenants need written clarity about which charges their lease assigns to them; owners planning to rent out need a separate management agreement.

Building management, service charges and resident rules: checks before committing
Who handles repairs, what does the owner pay and how is move-in arranged? Confirm the answers for the specific building rather than relying on the developer's name.
The developer creates the project; building management organises the building and common areas. A hotel operator provides hotel services, while a rental manager serves the owner under a separate agreement. One group may hold several roles, but services and payments still need separate checks.

Building management, service charges and resident rules: checks before committing
Who handles repairs, what does the owner pay and how is move-in arranged? Confirm the answers for the specific building rather than relying on the developer's name.
Four roles to distinguish
The developer creates the project; building management organises the building and common areas. A hotel operator provides hotel services, while a rental manager serves the owner under a separate agreement. One group may hold several roles, but services and payments still need separate checks.
Request the building operator's name, contacts, resident rules and service schedule. ECM publishes managed communities including Dubai Creek Harbour. That provides district context, but does not establish the individual building's contract, tariff or service contact.
Owner and resident payments
Service charges cover common areas and systems. Request the approved budget for the relevant building and period, the amount for your unit, due dates and outstanding dues. Checking prior unpaid charges and their settlement belongs to the specific transaction.
Check cooling, electricity and water, internet, insurance, hotel services and rental management separately. Avoid counting an expense twice if it is already included in another bill. Tenants should verify their lease obligations; owners should check current building documents and invoices.
Move-in, maintenance and amenity access
Clarify keys and access cards, parking, guests, deliveries and repair requests. Arrange the loading lift and contractors before moving furniture. Record the amount, refund terms and timing of any deposit or permit.
For pools, gyms and other amenities, check hours, children's access, guest restrictions and usage rules. If you need pets, alterations or short-term letting, verify applicable conditions before committing. Service advertising does not replace current building rules.
If the owner plans to rent out
Request the rental-management agreement: tenant sourcing, fees, collection, reporting, maintenance and spending limits without approval. Establish responsibility for furniture replacement, servicing and vacancy.
Compare forecasts using the net cash result after agreed costs. Short-term letting requires separate checks of permissions and operating rules. A manager's promise does not establish the property's return.

Moving to Dubai: documents, a home, connectivity and the first weeks
Plan before booking the flight: your residency route, cash for initial payments and a home that suits everyday life. Follow the steps below and the detailed reading for each decision.
For each person, confirm the residency route, application order and required documents separately. Buying a home and obtaining residency are related but distinct procedures; paying for a property does not guarantee a visa. If considering a family Golden Visa, start with the dedicated requirements guide and verify your circumstances through an official channel.

Before flying: documents, money and temporary accommodation
For each person, confirm the residency route, application order and required documents separately. Buying a home and obtaining residency are related but distinct procedures; paying for a property does not guarantee a visa. If considering a family Golden Visa, start with the dedicated requirements guide and verify your circumstances through an official channel.
Prepare passports, existing documents, school information and medical records. Arrange translations and attestation according to the chosen procedure, and note which steps require the applicant's presence. Flights, work and school start dates should allow for that sequence.
Separate one-off payments, refundable deposits, recurring expenses and a reserve. Temporary accommodation may be needed if move-in or documents are delayed. Before buying or renting, check the cash remaining after initial commitments.
Choose an address around your week
List three essential destinations: work, school or nursery and groceries. Add a pharmacy, an insured clinic, exercise and leisure. Test from the actual building entrance rather than the district centre. Morning traffic, summer walking and pushchair access can change the decision.
Families need a suitable curriculum and a school place before testing the route. Couples and people living alone should compare commuting, evening errands and living without a car. Remote workers need suitable space, internet and manageable noise. A pool does not replace missing childcare: an alternative branch and a workable journey are needed.
Property pages distinguish building amenities, district infrastructure and future plans. An unverified item needs checking; it is not proof of absence. Use the map below to select districts and compare homes.
On arrival: SIM, eSIM and connectivity
Dubai Airports lists du locations in DXB terminals and tourist SIMs at immigration counters. Check availability, validity and the package when collecting one. Before buying an eSIM, confirm phone support and whether your handset is locked to an operator.
A visitor package and ongoing service after residency serve different needs. Ask the operator about identification, number registration, keeping the number and the tariff you need. Check continued use before linking important services to a temporary number.
For home working, check service coverage at the exact address, the provider, installation date, equipment and contract length. Mobile data does not establish that a home connection is ready in the apartment.
Before move-in: keys, DEWA, cooling and internet
DEWA provides an electricity and water activation service. For tenants the process connects with Ejari: registration can transfer details to DEWA, followed by account and deposit information. Owners use their own application route. Check the required documents on the service page.
Electricity and water activation does not establish that cooling or home internet is arranged. Ask who supplies cooling, whether a separate contract and deposit are needed and which charges fall to the resident. Confirm readiness dates before the first night.
Arrange inspection, keys, parking access, move-in permissions and deliveries in advance. Photograph defects and agree how they will be resolved. Retain temporary accommodation if the apartment is not ready for living.
Setting up: the first night, week and month
For the first night, organise beds, lighting, curtains or temporary blackout, basic hygiene and working connections. Next come cooking, laundry, storage and a desk. Make major purchases after measuring, checking the specification and confirming delivery rules.
During the first week, test routes, save building management contacts, find a suitable pharmacy and healthcare provider and check school transport. Plan a child's settling-in period and who can collect them if working hours change.
After the first month, compare actual housing, utilities, connectivity, transport, schooling and setup costs with the plan. Update estimates from your own bills. Investors moving while buying should keep personal relocation costs separate from the rental property's cash flow.
