Compare the final amount arriving in AED, rather than relying only on an advertised exchange rate.
How to structure a clear estimate
Use four sections: principal applicant, family applications, document preparation and support services. Mark each line as a required charge, an optional service or an unconfirmed amount. A blank cell should not be treated as zero.
Compare two quotes against the same scope. A lower headline may exclude appointments, translations or family support. Define when the service is complete: reviewing documents, submitting an application and receiving a result are different scopes.
- Amount, currency, quotation date and validity period.
- Recipient: authority, service centre or intermediary.
- Included items, separate charges and any applicable tax.
- Cancellation, resubmission and unused-service refund terms.
Residence costs and the property budget
Property price, transfer registration, bank payments and building service charges belong in a separate budget. Keep it alongside the application estimate without combining the lines: a change in the unit price does not explain a change in an intermediary’s fee.
The overall cash plan matters for the buying decision. Identify expenses before transfer, after transfer and those that recur annually. With a mortgage, assess the cash buffer between transaction payments and issuance of the required supporting documents.
How to retain control after payment
File receipts against the relevant estimate lines. When an extra service is proposed, first clarify why it is needed, its deliverable and price. Record changes in writing, particularly when they affect travel dates or the family budget.
At completion, reconcile planned and actual payments. Keep a record of actions needed for later document changes, but check future charges again when you use the service.
