An individual search result does not replace a review of the full transaction documents. Start by explaining whether you are a UAE resident or a non-resident buyer. DLD’s completed-property sale registration service lists a valid passport for non-resident foreigners. Ask the registration trustee to confirm the documents and ownership conditions that apply to the particular transaction before paying a deposit.

Read the deposit terms before paying
Establish the payment’s purpose: reservation, part of the price or a service. Who receives it, when is it passed on and under which conditions is it refundable? Record the consequences of either party withdrawing and the time allowed to resolve document issues.
If the purchase depends on financing or confirmation of a residence scenario, discuss these conditions before committing and involve an appropriate lawyer where needed. A verbal explanation should not be the only record of a material transaction condition.
Connect document checks with the inspection and district
For a completed unit, inspect the exact property identified in the records. Photograph material issues and check parking, access, management and surroundings. For off-plan property, distinguish promised features from those recorded in the contract and attachments.
Finish with a list of open questions: responsible person, required evidence and deadline. The district map helps find alternatives if one option fails your conditions. Do not mark an issue resolved merely because you liked the viewing.
