The approved plan and its scale
On 28 April 2024, DAEP published approval of a new passenger terminal costing AED 128 billion. The fully developed airport’s stated ultimate capacity is 260 million passengers a year. That is future capacity, not passenger traffic already being handled.
The same announcement describes a first phase for 150 million passengers, expected within ten years. This is the original programme, not a handover date for a residential development or a timetable for property price growth.
How to think about Dubai South demand
Airport development could change employment, logistics activity and commuting patterns. The property question comes next: which workers or families would actually choose the particular neighbourhood you are considering?

Check the home as it works today
Start with operating shops, roads, schools, public transport and building management. Add planned improvements afterwards, each with a source and stated delivery horizon.
Visit at different times and assess noise, orientation and the real commute. Airport proximity can be useful for one household and inconvenient for another. Neither a district name nor straight-line distance establishes the noise exposure of a particular home.

Match the investment horizon to your finances
A long infrastructure programme calls for a property calculation that can absorb delays, vacancy and running costs. Separate the acquisition budget from ownership reserves and money you may need in your home country.
If the purchase works only with rapid price appreciation, it depends heavily on a favourable scenario. Comparable transaction and rental evidence is needed before making a decision; this infrastructure overview does not replace it.
